These General Terms explain the basic rules that apply when you use EthnicBNB. They support our main Terms of Service and other platform policies, including our Privacy Policy, Cancellation Policy, Payments Policy, Hosting Agreement, Disclaimer, and any booking-specific terms shown to you before you make or accept a booking.
EthnicBNB is a platform that helps users discover, list, book, manage, and communicate about stays, homestays, rooms, accommodation, cultural stays, local experiences, and related services. These General Terms are written in simple language so that Guests, Hosts, visitors, and other users can clearly understand the common rules of using the platform.
By creating an account, browsing listings, making a booking, hosting a property, sending messages, making or receiving payments, submitting documents, contacting support, or using any part of EthnicBNB, you agree to follow these General Terms along with the other policies that apply to you.
These General Terms do not replace the main Terms of Service. If there is any difference between these General Terms and the Terms of Service, the Terms of Service will usually apply first, unless a specific page or law says otherwise. Booking details, listing rules, cancellation terms, payment records, tax rules, and support decisions may also apply depending on the situation.

In these General Terms, some words have specific meanings. These meanings are used across EthnicBNB policies unless another page clearly gives a different meaning.
“EthnicBNB,” “we,” “us,” or “our” means the platform, website, mobile experience, services, tools, systems, and business operating under the EthnicBNB name, and where applicable, the legal company that owns or operates the platform.
“User,” “you,” or “your” means any person who visits, browses, registers, books, hosts, communicates, pays, receives payment, submits content, contacts support, or otherwise uses EthnicBNB.
“Guest” means a user who searches for, requests, books, pays for, stays at, or uses a listing, accommodation, homestay, room, local stay, or related service through EthnicBNB.
“Host” means a user who lists, offers, manages, owns, operates, controls, or represents a property, stay, homestay, room, accommodation, local experience, or related service on EthnicBNB.
“Listing” means a property, room, homestay, accommodation, stay option, experience, service, or related offering displayed on EthnicBNB.
“Booking” means a confirmed or requested reservation, stay, accommodation request, payment-linked transaction, or other arrangement made through the platform.
“Platform” means the EthnicBNB website, application, admin tools, host dashboard, guest dashboard, messaging system, booking system, payment system, content pages, support system, and any related services.
“Services” means the features and facilities provided through EthnicBNB, including search, listing, booking, communication, payment support, review tools, account management, host tools, guest tools, and support.
“Content” means text, images, photos, videos, listing descriptions, reviews, documents, messages, profile details, rules, prices, availability, identity details, tax details, payment information, and any other material uploaded, submitted, displayed, or shared through the platform.
“Policies” means all rules, terms, notices, instructions, guidelines, and legal pages published by EthnicBNB, including any updates made from time to time.
EthnicBNB is an online platform. Most actions, records, confirmations, and communications may be created, stored, sent, received, and managed electronically.
By using EthnicBNB, you agree that account actions, booking requests, booking confirmations, cancellations, refund updates, payout records, invoices, messages, emails, SMS, app notices, support tickets, payment records, and system logs may be handled electronically where permitted by law.
Electronic records may be used to understand what happened on the platform. For example, we may rely on booking time, payment status, cancellation time, host approval, guest messages, support communication, refund status, payout records, login activity, document submission, listing edits, and policy acceptance records.
You agree that electronic records can be valid records of your actions and platform activity. This includes actions completed through your account, unless you report unauthorised access promptly and cooperate with any required verification or security review.
We may contact you through email, SMS, phone, WhatsApp, in-app messages, push notifications, platform alerts, support replies, or other communication methods linked to your account. Some messages may be important for account security, booking confirmation, payment processing, host communication, guest communication, legal compliance, fraud prevention, cancellation handling, refund updates, or policy changes.
You are responsible for keeping your contact details updated. If your email address, phone number, or other account information is incorrect or outdated, you may miss important notices. EthnicBNB is not responsible for problems caused by your failure to keep your account information accurate and current.
You must use EthnicBNB honestly, lawfully, and responsibly. You should provide true, complete, and updated information whenever required.
You may need an account to make bookings, host listings, send messages, receive payouts, access reservations, save preferences, submit reviews, or use other platform features. You are responsible for keeping your login details safe and confidential.
You must not share your password with others or allow unauthorised persons to use your account. If you believe your account has been accessed without permission, you should contact EthnicBNB support as soon as possible.
You are responsible for activity carried out through your account unless it is proven that the activity happened because of a platform-side issue or unauthorised access that you could not reasonably prevent. For security reasons, EthnicBNB may ask for verification before allowing certain account actions, booking actions, payout changes, refund requests, or profile updates.
EthnicBNB may limit, suspend, review, or restrict access to accounts, listings, bookings, payments, or features if we detect suspicious activity, security risk, misuse, fraud, policy violation, legal concern, payment issue, or safety risk.
You should not create fake accounts, duplicate accounts for misuse, misleading profiles, false host accounts, false guest accounts, or accounts created to avoid previous restrictions. You should also not use another person’s identity, documents, phone number, email address, payment method, or property details without proper permission.
All users must act respectfully, honestly, and lawfully when using EthnicBNB.
Guests should use the platform in a fair and responsible way. They should read listing details, house rules, cancellation terms, fees, taxes, check-in rules, identity requirements, and other booking details before making a booking. Guests should not damage property, disturb neighbours, misuse host facilities, bring unauthorised guests, violate house rules, or use a stay for unlawful purposes.
Hosts should provide accurate listing information, lawful accommodation, safe premises, clean facilities, proper pricing, clear house rules, and truthful photos or descriptions. Hosts should not hide charges, mislead guests, cancel unfairly, refuse valid bookings for discriminatory reasons, or list properties without proper authority.
All users should communicate politely and professionally. Harassment, threats, abusive language, hate speech, pressure tactics, spam, fraud, discrimination, or unsafe behaviour are not allowed.
Users must respect the privacy and safety of others. You must not share another user’s private information without permission. You must not record, photograph, monitor, track, or surveil another person unlawfully. Any cameras, recording devices, or monitoring equipment at a property must follow applicable law and must be clearly disclosed where required.
Users should not attempt to move bookings, payments, cancellations, refunds, or disputes outside the platform to avoid service fees, taxes, safety checks, fraud review, or platform records. EthnicBNB may take action if users try to bypass the platform after connecting through EthnicBNB.
You must not use EthnicBNB for any unlawful, harmful, misleading, abusive, or unauthorised purpose.
You must not use the platform for fraud, fake bookings, fake listings, fake reviews, fake documents, false identities, unauthorised payments, chargeback misuse, refund abuse, tax evasion, spam, scraping, malware, hacking, phishing, account takeover, payment circumvention, or misleading communication.
You must not upload, send, publish, or display content that is false, illegal, abusive, discriminatory, hateful, threatening, obscene, defamatory, invasive of privacy, or harmful to any person or group.
You must not upload content that infringes another person’s intellectual property, copyright, trademark, privacy, confidentiality, publicity, or legal rights. This includes copied photos, copied listing descriptions, fake ownership claims, unauthorised use of another person’s brand, or use of content without permission.
You must not interfere with the normal working of the platform. This includes attempting to overload servers, break security systems, test vulnerabilities without permission, access private data, manipulate booking results, reverse engineer platform systems, use bots, scrape data, or bypass technical protections.
You must not use EthnicBNB to arrange unlawful stays, unsafe activities, illegal gatherings, unauthorised commercial use, trafficking, exploitation, violence, harassment, or any activity that violates applicable law.
EthnicBNB may remove content, restrict accounts, cancel bookings, hold payments, deny refunds, suspend listings, report activity, or take other action if prohibited use is found or reasonably suspected.
EthnicBNB may keep records related to listings, bookings, payments, messages, support requests, cancellations, refunds, host payouts, guest complaints, reviews, identity checks, tax details, policy acceptance, and account actions.
These records help us operate the platform, support users, prevent fraud, handle disputes, process payments, manage cancellations, support legal compliance, improve safety, and maintain accurate booking history.
Booking records may include check-in date, check-out date, number of guests, listing price, cleaning fee, service fee, taxes, discount, coupon, platform commission, gateway charges, payout amount, cancellation rule, refund amount, payment status, transaction ID, invoice details, and support decisions.
Listing records may include property details, address or location information, photos, amenities, house rules, food preferences, language preferences, host details, availability, pricing, calendar settings, cancellation settings, safety details, and legal or permission-related information.
Communication records may include platform messages, emails, SMS, support replies, notifications, and relevant call or complaint records where permitted by law and platform policy.
Users should not delete, hide, manipulate, or misrepresent records in order to avoid responsibility. EthnicBNB may rely on available platform records when reviewing complaints, refunds, cancellations, chargebacks, payout disputes, safety issues, or policy violations.
EthnicBNB may review accounts, listings, bookings, payments, refunds, messages, documents, devices, login activity, and platform behaviour to prevent fraud, misuse, unauthorised access, chargebacks, fake activity, and unsafe conduct.
Fraud prevention may include account verification, phone or email verification, payment review, document review, booking review, payout review, refund review, device checks, risk checks, manual support review, and temporary holds.
EthnicBNB may delay or pause certain actions if fraud, payment risk, identity mismatch, listing concern, safety issue, legal issue, or technical issue is detected. This may include delaying a booking confirmation, holding a payout, reviewing a refund, restricting account access, or asking for more information.
We may also take action where users attempt to manipulate ratings, reviews, search results, pricing, availability, cancellation rules, payment status, tax records, or support outcomes.
If we ask for information as part of a safety, payment, fraud, legal, or verification review, you should provide accurate information within the requested time. Failure to cooperate may result in cancellation, restriction, refund delay, payout delay, account review, or other action allowed by the applicable policies.
EthnicBNB may use automated systems, manual review, third-party service providers, payment gateways, fraud tools, and support teams to detect and manage risks. However, no platform can guarantee that all fraud, safety issues, or misuse will be prevented in every case.
Taxes, service fees, platform fees, host commission, gateway charges, cancellation charges, refund deductions, payout amounts, invoices, TDS, TCS, GST, or other tax-related amounts may apply depending on the booking, user type, location, law, platform settings, and payment method.
Guests should carefully review the total payable amount before confirming payment. The final amount may include listing price, taxes, platform service fee, cleaning fee, extra guest fee, discounts, coupons, payment gateway charges, or other charges shown during checkout.
Hosts should carefully review their payout amount, commission, taxes, cancellation terms, refund rules, and applicable deductions. Host payout may depend on successful guest payment, booking completion, cancellation status, refund rules, tax rules, gateway settlement, fraud review, and platform policies.
EthnicBNB may collect, deduct, display, calculate, or facilitate taxes and fees where required or supported by the platform. However, users remain responsible for understanding and complying with their own tax obligations.
Tax treatment may differ depending on location, legal status, type of service, property type, booking amount, host registration, GST status, payment method, payout method, and applicable law. Users should consult a qualified tax professional if they are unsure about their tax duties.
Payment gateway charges, bank charges, currency conversion charges, settlement delays, refund delays, and third-party payment failures may depend on banks, gateways, payment partners, and applicable systems. EthnicBNB may assist with support, but some payment outcomes depend on third-party providers.
Refunds, if applicable, will be handled according to the cancellation rule saved with the booking, platform policies, payment status, safety rules, fraud review, legal requirements, and gateway processing timelines.
Users may be allowed to upload or submit content such as listing details, photos, videos, profile information, reviews, messages, documents, preferences, rules, descriptions, and support information.
You are responsible for the content you submit. Your content should be true, lawful, respectful, and not misleading. You should only upload content that you own or have permission to use.
Hosts must make sure that listing photos, descriptions, prices, amenities, facilities, food details, cultural information, language information, house rules, location details, and availability are accurate and updated. Edited images, AI-enhanced images, or staged photos should not mislead guests about the real condition or features of the listing.
Guests must make sure their reviews, complaints, messages, documents, and booking information are honest and not abusive, false, threatening, or misleading.
EthnicBNB may remove, edit, restrict, or hide content if it violates policy, law, privacy rights, intellectual property rights, safety rules, review rules, or platform standards. We may also remove content that creates confusion, promotes discrimination, misleads users, reveals private information, or harms platform trust.
By submitting content to EthnicBNB, you allow us to use, display, store, process, reproduce, translate, resize, format, share, and show that content as needed to operate, promote, improve, and protect the platform, subject to our Privacy Policy and applicable law.
Submitting content does not mean EthnicBNB approves, verifies, or guarantees that content in every case. Users should review listing details, booking terms, host information, guest information, and platform notices carefully before making decisions.
Official notices to EthnicBNB should be sent using the support contact, email address, or registered office details shown on the Company Details page or Contact page.
For legal notices, complaints, disputes, intellectual property concerns, privacy requests, or official communication, users should follow the procedure mentioned in the applicable policy or required by law.
EthnicBNB may send notices to users through email, SMS, phone, WhatsApp, platform message, account notification, dashboard alert, postal address, or other contact details linked to the account.
A notice may be treated as received when it is sent to the contact information available in your account or displayed through the platform, unless applicable law requires a different method.
Users should not ignore important notices about bookings, payments, cancellations, refunds, safety, policy updates, account security, verification, tax matters, or legal compliance.
If you contact support, please provide clear details such as booking ID, listing name, payment reference, transaction ID, screenshot, date, issue description, and any relevant communication. This helps support teams review and respond more accurately.
EthnicBNB may update these General Terms and other policies from time to time. Updates may be made for legal, operational, payment, tax, safety, security, technical, product, business, or user experience reasons.
When we update a policy, we may change the “Last updated” date at the top of the page. For important changes, we may also provide notice through email, platform notification, dashboard message, support notice, or other reasonable method.
Your continued use of EthnicBNB after a policy update may mean that you accept the updated terms, where permitted by law. If you do not agree with an updated policy, you should stop using the affected service and contact support if you need help with an existing booking or account issue.
Some changes may apply immediately, especially where required for legal compliance, safety, fraud prevention, payment security, tax handling, technical protection, or urgent platform operation.
Booking-specific terms are usually based on the rules shown and saved at the time of booking. However, legal, safety, payment, fraud, tax, or emergency requirements may still affect how a booking is handled.
Users should review the relevant policies from time to time, especially before making bookings, listing properties, accepting reservations, requesting refunds, or receiving payouts.
If any part of these General Terms is found to be invalid, unlawful, or unenforceable by a court, regulator, or competent authority, that part should be limited or removed only to the extent required.
The remaining parts of these General Terms should continue to apply as far as legally possible.
This means that one invalid clause does not automatically cancel the entire policy. The rest of the policy should continue to guide platform use, user responsibilities, booking handling, payment handling, and legal interpretation.
Where possible, an invalid or unenforceable part should be interpreted in a way that is closest to its original purpose while still being lawful and enforceable.
Users may not transfer, sell, assign, or give their EthnicBNB account, booking, host profile, guest profile, payout rights, or platform responsibilities to another person without written approval from EthnicBNB.
Bookings are usually personal to the Guest and Host involved in the confirmed booking. A Guest should not transfer a booking to another person without approval where required. A Host should not transfer hosting responsibility to another person or property manager without proper authority and accurate platform records.
EthnicBNB may transfer, assign, restructure, or delegate its rights and obligations as part of a lawful business transfer, merger, acquisition, restructuring, sale of assets, change in service provider, technical migration, or platform operation change.
If such a transfer affects users materially, EthnicBNB may provide notice where appropriate or required by law.
Any transfer must remain subject to applicable law, user rights, privacy obligations, payment rules, and existing booking commitments where applicable.
These General Terms, the Terms of Service, Privacy Policy, Cancellation Policy, Payments Policy, Hosting Agreement, Disclaimer, listing details, booking details, house rules, cancellation rules, payment records, invoices, support decisions, and other applicable policies together form the agreement between you and EthnicBNB for platform use.
For a specific booking, the agreement may also include the listing description, selected dates, guest count, price breakdown, taxes, service fees, host rules, cancellation option, payment confirmation, refund status, and support communication connected to that booking.
If any verbal discussion, message, advertisement, social media post, or informal communication conflicts with the confirmed platform record, the platform record will usually be preferred unless EthnicBNB confirms otherwise in writing or applicable law requires a different result.
Users should not rely only on assumptions, screenshots from old pages, incomplete messages, or unofficial statements. The current platform records and confirmed policies should be checked before making decisions.
Nothing in these General Terms removes any mandatory legal right that cannot be removed under applicable law.
These General Terms are written in simple Indian English for public readability. The purpose is to make the rules easier to understand for Guests, Hosts, and other users.
Some legal words may still be used where needed, but we try to explain platform rules in a clear and practical way.
If translated versions of these terms are provided, they may be offered for convenience. Unless applicable law requires otherwise, the English version may be used for interpretation if there is any difference between the English version and a translated version.
Headings are used only to make the document easier to read. They should not limit or change the meaning of the actual clauses.
Words such as “including,” “for example,” and “such as” are used to give examples. They do not limit the clause only to the examples mentioned.
Singular words may include plural meanings, and plural words may include singular meanings, depending on the context.
Some parts of these General Terms may continue to apply even after a booking ends, an account is closed, a listing is removed, or a user stops using EthnicBNB.
This may include terms related to payments, refunds, taxes, invoices, host payouts, service fees, platform commission, chargebacks, fraud review, records, privacy, content rights, reviews, disputes, safety, liability limits, legal compliance, intellectual property, communication records, and support decisions.
For example, if a refund, chargeback, tax issue, legal complaint, safety report, or payment dispute comes after a booking is completed, EthnicBNB may still rely on the relevant terms and records to review the matter.
Account closure does not automatically remove responsibilities that already arose before closure. Users may still be responsible for unpaid amounts, false information, property damage, policy violations, fraud, tax duties, legal claims, or misuse connected to their earlier platform activity.
EthnicBNB may also keep certain records after account closure where required or permitted for legal, tax, fraud prevention, safety, dispute resolution, payment, audit, or regulatory reasons, subject to the Privacy Policy and applicable law.
These General Terms are governed by the laws of India.
Nothing in these General Terms is intended to remove consumer rights, privacy rights, payment rights, tax rights, court rights, regulator rights, or other statutory rights that cannot be removed under applicable law.
Subject to applicable law and mandatory legal rights, disputes relating to these General Terms, platform use, bookings, listings, payments, refunds, host payouts, content, account activity, or platform policies may be subject to the courts or competent authorities of Kolkata, West Bengal, India.
The jurisdiction should be filled with the correct city and state connected to the registered office or legal operating entity of EthnicBNB, after review by the company’s legal advisor.
If a law requires a complaint, notice, consumer case, regulator matter, payment dispute, privacy request, or legal proceeding to be handled in a different place or manner, that legal requirement may apply.
Users are encouraged to first contact EthnicBNB support with clear details so that the issue can be reviewed and resolved where possible before formal legal steps are taken.
